Cancellation Policy

For any reservation less than 14 days in duration, 7 days notice is required to either cancel the booking or to vacate before the nominated departure date.  Failure to do so will incurr the full nightly charge for the stay.

If you have booked within the 7 day notice period the above policy still applies.

For any reservation less than 3 months in duration, 14 days notice is required to either cancel the booking or to vacate before the nominated departure date.  Failure to do so will incurr the nightly charge for the 14 day notice period.

For any reservation more than 3 months in duration, 28 days notice is required to either cancel the booking or to vacate before the nominated departure date.  Failure to do so will incurr the nightly charge for the 28 day notice period.

Occupancy Agreement

You agree to occupy the apartment at Southbank Apartments as designated in your reservation confirmation above on the following terms and conditions.
a) The apartment and all furniture and fittings are provided to you in good order and condition.
b) You agree to pay the nominated exit clean (if applicable) as stated on all paperwork.
c) You agree to pay for any damage to the apartment or its furniture and fittings and/or pay any amounts expended in restoration of the apartment and contents to the same condition as when occupied.
d) You agree to indemnify Southbank Apartments against all liability in respect of damage or costs incurred as a result of your actions affecting the Owners Corporation at 28 Southgate Avenue/Freshwater Place/Eureka/Wrap/Gallery Towers/Quay West.
e) You agree to indemnify Southbank Apartments against all liability in respect of injury, loss or damage to you or your property, invitees or their property or other third party persons or their property arising from any conduct, act or omission by such persons or their invitees or by any other person.
f) You agree to observe and be bound by the rules of the Owners Corporation in so far as they relate to the use, occupation and enjoyment of the apartment and the common property.
g) Minimum age for check in is 21
h) A FEE OF $50.00 APPLIES TO ARRIVALS AFTER 7PM

Arrival & Checking In: As we do not have a reception desk, we always welcome you personally in the foyer of the building. As mentioned above it is important that you inform us of your intended arrival time and flight details (if applicable) best to advise several days prior to arriving.

*If your flight is delayed or you are unable to attend your arrival appointment, you need to contact us as soon as possible to reschedule. If you have not contacted us to reschedule and you are more than an hour late you will incur a fee of $100. A FEE OF $50 ALSO APPLIES FOR ARRIVALS AFTER 7PM.

Car Parking: Is subject to availability at time of booking and must be booked prior to your arrival date and is offered on a first come first served basis.


Luggage Storage Please note we do not have luggage storage facilities at the building. If required, we suggest the Southern Cross Station Luggage Hall on Spencer Street. They provide lockers from between $10 - $20 per day, they also have large cages which accommodate up to 10 suitcases.

Rules of Conduct

Unlike a hotel, Southbank Apartments operates within residential buildings. As our aim is to ensure all our guests have a wonderful time in Melbourne we ask that all guests adhere to policy of the Owner's Corporation within the apartment building.

We have a strict 'NO PARTY' policy that prohibits disturbance to residents of the building, and to prevent potential damage to the apartment. Any breach of this policy will ensure eviction without refund. In fact additional charges maybe incurred.
